Appraisal Reviews by Atlas Appraisal, LLC

According to a statement by the Federal Reserve, "financial institutions are obligated to have an effective, independent real estate appraisal and evaluation program," and that appraisers fulfilling reviews are obligated to "have the knowledge and skillfulness to evaluate compliance with the Federal Reserves appraisal regulations and guidelines." Appraisal reviews "should figure out whether the appraisal or evaluation is suitable for the transaction, the risk of the transaction, and whether the procedure by which the collateral valuation is collected ensures independence and quality," according to the Federal Reserve. They "should also show whether the appraisal or evaluation report is consistent with the engagement letter, which gives an account of the extent of the appraisal assignment." Lastly, the Federal Reserve states that "some institutions reinforce typical reviews with post-funding evaluations of appraisal quality for some of their high-risk or high-value dealings as a control to help in discovering valuation concerns."

In addition to conforming our work to the forms and guidelines of our review clients, there are four Fannie Mae forms that are normally used for review services, and we can prepare an appraisal review on any of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. Here at Atlas Appraisal, LLC, we're experienced in every kind of appraisal review, review practice and the responsibilities of review appraisers.

We know what the most prevalent imperfections are, particularly in our housing market. We also know what amounts to a quality appraisal. At the same time, we're professional enough to admit that the competition in our market are capable of doing a good job. The Uniform Standards of Professional Appraisal Practice, or USPAP, govern appraisal reviews and appraisal reports, and you can count on us to ethically look over appraisal reports carried out by others. And those others could be reviewing our work, too!

In short, when you choose Atlas Appraisal, LLC, you can rely on our independent judgment, because we offer professional, unbiased, ethical appraisal review services for our customers. Contact us regarding our qualifications, expertise and service offerings.
